Propman Property Management handles all inquiries and uses a variety of methods to advertise your rental property through the Internet where we can provide highlights such as room size dimensions and interior and exterior photos of your property.
Internet marketing is our most effective source advertising, bringing in about 90-100% of our tenants. We promote your home with pictures and descriptions of features, making it easy for individuals and military families from around the world to find your property and contact us by telephone or email.


Propman assesses a tenant’s background credit report and looks at past rental history. From credit reports and other required documents we use to process our rental applicants, we analyze debt-to-income ratios to determine real disposable income towards affordability. Our proprietary methods determine an overall credit risk profile.


Propman places all security deposits into a separate escrow account, where they remain until the tenant moves out. We perform separate move-in and move-out inspection reports documenting any changed to the condition of your property upon lease termination, and damage above normal wear and tear is noted and deducted from the security deposit.


Propman Property Management collects and rental payments and disburses residual funds to our owners by the 5th of each month, provided we have received payment from the tenant. We employ professional accounting personell who uses specialized property management accounting software to ensure your monthly statement is complete and accurate.


Yes, we can. And at no extra charge, Propman can set up your account to process all of your recurring payments including pest control and lawn maintenance, which will be consolidated on your end of year statement for tax time.


According to Propman’s lease agreements, rent is due on the first of each month and is considered late if it is not received by midnight on the fourth day of each month. If rent is late, Propman automatically generates a letter from your account to the tenant stating that he or she must make payment immediately or our strict guidelines for collecting rent will go into effect, which include prompt legal procedures.


Propman Property Management has long term relationships with all of our maintenance contractors who assist us in making quality repairs at very reasonable prices that we pass on to you the property owner. We handle most issues on your behalf, however, according to our owner agreements, we need your approval for any non-emergency repairs exceeding $300.
Propman personnel are available 24/7 for maintenance concerns or emergencies and tenants can access us after hours for emergency calls.


The quick answer is no, but consider that you may lose out on a very large group of otherwise-credit-worthy applicants if you don’t accept pets. We recommend accepting pets on a case-by-case basis and requiring an additional pet deposit.


Propman inspects the exterior and interior of your property every six months and emails you a report at no additional charge. This means that for every new tenant we perform an initial move-in condition report, follow up with 6-month property inspections until the tenancy ends, and at which time we conduct a move-out inspection.
Your personalized reports include: exterior landscaping, walkways, doors, screens, gutters, paint/trim. On the interiors, we check floors, walls/ceilings, lights/fans, electrical outlets, plumbing fixtures, HVAC filters and smoke detectors. Additional remarks are added if necessary. In addition to smoke detectors, we recommend that owners install carbon monoxide detectors in rental houses if gas utilities and/or fireplaces are in use.
Propman’s leases require tenant responsibility for replacing furnace filters and batteries for smoke and carbon monoxide detectors, gutter cleaning, and clearing of all drains.
